These are the standard Terms and Conditions of temporary holiday accommodation at Annie’s Beach Holiday houses, Broadbeach. Payment of the rental deposit constitutes the client’s acceptance of these Terms and Conditions.
To maintain the best standard for our guests we require certain conditions to be complied with. The person making the booking (Minimum age to hire the property must be 24 years or older) has sole responsibility the property during the nominated stay.
We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:
Rental Accommodation House Rules
Number of Guests must not exceed amount stated for each house unless arranged with the owner. In the event that any additional persons staying at the property, an additional fee may be charged according to our usual rates and/or we reserve the right to terminate the booking without refund.
Parties and Functions are strictly prohibited. We respect our neighbours our properties are not ‘party houses’ and these activities are strictly prohibited. By relevant Gold Coast laws these prohibited activities are defined as ‘parties, including, for example, buck’s nights, hen’s nights, wedding receptions, or end of school year celebrations.
Our properties are in a residential area. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental, the noise level must be inaudible from neighbouring properties between 10 pm and 8 am Mon -Thu, and between 11 pm and 9 am Fri- Sun.
All guests are expected to behave in a manner that does not cause distress to neighbours or interfere in any way with their right to enjoy their properties. We reserve the right to remove guests who do not adhere to this code of behaviour. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.
The owner of the property may need access to the property occasionally. We will notify you by email or phone at least 24 hours prior, unless we have made verbal arrangements or it is a matter of urgency.
However, we have reason to believe that he property is being used for any reason that contravenes our terms and conditions we reserve the right to enter the property without notice.
Accordingly, this rate does not allow for the Damage, Breakages, Theft and Loss that is caused by the tenant during their stay.
Loss – the owners take no responsibility for the tenant’s personal property.
One pet is allowed at this property unless otherwise arranged with the owner, the number of pet guests must be disclosed clearly at the time of booking.
All pets are to be flea and tick treated, fully vaccinated, and well behaved and under control at all times. Dogs are not to be left in the house, on decks, or in yards for prolonged periods of time unattended.
If guests are absent from the property during the day for extended periods, they will make arrangements to have their dog attended to throughout the day. If dogs are left alone and bark constantly during the day this contravenes local noise laws, upsets neighbours and guests may be asked to vacate the property without refund.
If extensive additional cleaning is required, this will be charged to the credit card provided for Bond security.
We have strict pet guest house rules where pets are not allowed on the beds and furniture and pet owner must clean up the yard and lawn area after their pet before leaving the property. Guests will be liable for any necessary cleaning if required.
It must be well behaved so as not to cause any disturbances to our neighbours or ‘walkers’.
Check-In & Check-Out procedure
Once full payment has been received, you will be emailed a code to access the key safe at your property, Check-In is 2 pm EST unless arranged prior with the owners.
Whilst we are more than happy to provide an early Check in and late Check Out wherever possible, this can only be confirmed at the last minute as it is dependent on other bookings at the time. Failure to adhere to those procedures could result in the incurring of additional costs Departure – the property should be left in a similar state to its condition on arrival. Check-out is 10 am EST (unless otherwise arranged), to allow time to prepare property for next guests.
Standard cleaning services on your departure are included in your rates. You are responsible for all cleaning charges in the event that the property is left in a state that requires more than standard cleaning. Linen is collected by the cleaning service, leave the beds made and wet towels in the bathroom. Please don’t wash any of the white laundry at the house, due to colour runs. An extra linen service can be provided mid stay at an extra cost for longer stays.
Payment, Bond and Cancellation Policy
A deposit of 50% of our total fee is required to confirm your booking if you book more than 2 weeks prior to your arrival. If you book less than 2 weeks prior to your arrival, the total fee must be paid to confirm your booking.
Balance of the rental amount must be received in full 14 days prior to occupancy.
If you cancel or reschedule your booking less than 6 weeks prior to the scheduled commencement of your stay, your deposit is not refundable if, after making all reasonable efforts to do so, we are unable to obtain an alternative booking of equal value.
A minimum $200 cancellation fee will apply to all cancellations or rescheduled bookings. We strongly recommend that you have travel insurance to cover you in the event of an unforeseeable cancellation.
$500 Bond is payable prior to your stay – this is done via pre authorisation on your credit card, a completion settlement is processes if required after your stay, you will always be notified of the amount in advance.
This is subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or extra wear and tear in terms of cleaning, garbage removal, repairs, extra guests beyond those declared. etc.
Please note that this property is fully self-contained, however is not a serviced property. Servicing can be arranged during your stay at an extra charge. Basic household items are provided for your initial stay.
The owner of the property cannot be held responsible for failure or interruption to power or services to the property for reasons beyond our control. The owners are not liable for any indirect, incidental, special and/or consequential damage or loss of profits which result from use of the property and services provided to you. The owner reserves the right to relocate a booking to an alternative property of similar standard and location if necessary. In this instance, guests will be offered either a full refund OR asked to confirm their stay at the alternative property. Variations to these conditions may only be made by prior arrangements with the owner in writing.
